Yep – your read that right…I am switching careers.  I will still be in Real Estate, but I am significantly changing my profile…

NOT JUST an INVESTOR

My concept of the power of investment real estate has always been relative to its capacity to produce passive income, with passive being the operative word.  Why – because I don’t think that generating an income by trading services or time for money is the wisest thing in the world.  Thus, my focus over the past decade was to use income-producing real estate to position myself in a way that pays my family’s living expenses without reliance on either W2 or 1099 income.

I own 28 units, all of which I purchased with close to $0 out of pocket (I had to bring $5,300 to the Symphony Deal).  Because of these units, I have not had a traditional job in 2 years.  I’ve followed the best advice I ever received relative to success – to make sure that every deal I do is better and bigger than the one before.  This perspective has served me well indeed, and I am taking a huge next step as we speak…

SYNDICATING REAL ESTATE

I have decided to become a syndicator – someone who pulls investment capital together to acquire much bigger assets, a process otherwise known as syndicating real estate.  I am in the opening minutes of the first quarter of this game, having made my final decision to pursue syndication just a few days ago.  This decision was not an easy one and required some soul.  But, as of this writing I am all in – as they say.

I have decided to chronicle my experiences on this journey, and considering my love affair with the written word I think it’s not unreasonable to assume that my thoughts will eventually find their way into a book.  For now, I am going to put my experiences into articles both here and on the BiggerPockets blog where I am a featured writer.

Don’t worry, not every article over the next year will be concerning syndication; I am sure that I’ll run into things on the forums that will be appropriate to address.

SOUL SEARCHING…?

    Good luck with real estate syndication! I’m looking forward to hearing what exactly syndication is and how you plan on leveraging your current real estate portfolio into these big deals. I would imagine that contacts count big!

      The whole point of syndication is that I don’t have to rely on leveraging my current portfolio at all. Contacts is everything…

    Hello Ben, I have started down the road of Commercial Real Estate Sponsor, I would love to learn how to do it effectively. WIll you post progress and your path so we can see what really works. Not much information regarding the process of becoming a sponsor as of yet. Hopefully you can ad to the hurdles that arise becoming a successful sponsor and give us some real world experience.
